Greyes Place is a 27 – unit 3-bedroom 2 bath HOME Investment Partnerships Program (HOME) financed community located on 59 Daniel Lane in Crawfordville, Wakulla County. Wakulla County was heavily hit during Hurricane Michael in October of 2018 and this property is desperately needed to add affordable units for the thousands of displaced working people of Wakulla County. Crawfordville is the County seat of Wakulla County and considered a suburb or bedroom community for nearby State Capitol of Florida, Tallahassee. The property is just off 319 in Crawfordville behind the Historic Courthouse on High Rd.
Florida Housing Finance Corporation chose to fund Greyes Place Phase I as part of a HOME Disaster Relief RFA. The property is Rural as per the USDA mapping tool (see attached map).
The project timeline is estimated as follows:
Construction start date – 8/4/2020
Final Plat approval and issuance of vertical permits 1/2021
Substantial completion (CO’s) – 7/30/2021
Lease up at 90% – 10/15/2021
Perm Closing – 11/2021
The development will create 27 permanent units of affordable housing (and one leasing office/community clubhouse) serving incomes of professions including teachers, police, fire, hospital employees, etc. The project will meet Section 3 requirements and Davis Bacon requirements due to its Federal HOME financing. Our lender for the development is currently NLP – Neighborhood Lending Partners of Florida, Inc., and the first mortgage will be made up of a consortium of participating banks as is its policy.
